How is a reduction possible?

We aren't suggesting that the utilities are intentionally over-charging, however the truth is that over-billing is common and widespread. There are many factors that can lead to an unfair billing. 

Most utility companies have several rate structures. Some electric companies have literally dozens of different rate plans.

We have customers who were double-billed, paid for their neighbors utilities, and even paid for services that weren't even at their property. We even had one client paying for utilities used at a neighboring city park!

Changes in tenants, usage patterns or even the regular changes in utility rates can skew what once was your lowest possible rate.

Customer service people can and do mis-enter information into the databases.

Where do you find most of your savings?

Every property is different. We never know what we will find until we are "up to our elbows" in our utility bill analysis process. Many errors and opportunities for future savings exist in Electric, Water and Sewer, Refuse collection, Gas, and Telephone bills.

What is the process?

First you provide us with copies of your monthly utility bills. Obviously the more information we have the better job we can do for you. We like to have copies of 12 months water, sewer, garbage, electric, and gas bills and 2 months local and long distance telephone bills.

Second we sort the bills into a format that we are used to working with them.

Third we take the bills apart and determine what each line item charge is.

Fourth we use the available ordinances and tariffs to put the bills back together and determine if their are any incorrect charges.

Fifth we compare your usage patterns to our databases of similar types of properties to see if your billed current usage is reasonable for your type of property.

Sixth we develop a list of questions that we want to answer about your property.

Seventh we do an on-site inspection of your property to verify meter types and numbers and what they serve. At that time we also attempt to answer our list of questions that we developed and observe your property for other opportunities.

Eighth we go back to our offices and re-analyze the information that we have accumulated and prepare an exhaustive study of your property.

Ninth if our analysis indicates, we prepare information for the utility companies in a format that they are used to working with to help with obtaining refunds and future savings. We then follow through to ensure that the refunds are issued and changes in rate plans and billings are made.

Tenth we prepare an in-depth report for you with the results of our work.

Whew! That seems like a lot of work!

Frankly, it is! However when we are done with our work we will have left no stone unturned. You will be able to rest assured that your utility expenses are the least that they can be.

How long does your work take?

As we said, every property is different. An average job will probably take between 4 to 8 weeks, or so.

What do you need from us?

Not much! Just copies of your recent bills, access to the property, and maybe if you have a maintenance person that could meet us at the property for about 30 minutes to an hour after we get working on your project.

We work hard at staying transparent to your business. We won't be in the way, we promise!

Don't the utility companies do this?

How many employees do you think they have that their sole job is to reduce revenue for the utility?

The fact is that the utility is not required to give you the lowest rate that you qualify for unless you analyze your usage, identify what rate would be the best for you, ask for it, then prove that you are entitled to it. Their responsibility is to bill accurately, not cheaply.

Do the utility companies know you are working on my account?

We only contact them when we have a good indication that you are being over-billed. They will not hear from us if your charges are as low as they can be.

How could you possibly understand all of the codes and charges?

Our Utility Savers utility analysts have been specially trained to understand ordinances and tariffs. Many times we know more about an individual utility's rate plans than whomever you could get on the phone. Often we have had to prove to the utility that a particular plan was applicable, available and appropriate to our client before they would agree to the change.

What if we decide to wait to hire you?

You may miss some savings. Refunds are only issued when there are errors in billing. Most of our work identifies opportunities to save money in the future. If you wait 6 months, it may be 6 months of savings down the drain. Why wait? You have nothing to lose. If we aren't able to find savings for you there is no fee to us. We share the savings. No savings, no fees!

We do this "in-house".

We have heard many times, "Our CFO handles reducing our expenses."

We have had the opportunity to visit many CFO's offices and have yet to find one that has had the time to learn about all of the tariffs and ordinances that affect the properties that they are responsible for. Most of the time the are swamped with "alligators."

Let's face it. If you needed to paint your offices you could do it yourself, but you would probably hire professional painters.

You could represent yourself if you were called into court, but you would probably hire an attorney with special training and skills for your needs.

We spend 100% of our time reducing utility expenses for clients just like you. We are experts in our field. It makes sense to hire U$. If you wait for your CFO to get around to it, it may never happen.

If your expenses are within your budget, that's great! Consider this, what if we were able to find $10,000, $50,000 or even $100,000 worth of savings that were already budgeted for? Sure. But, while we are on the property and familiar with your usage, why not just do them all?

You know, I think we already did this a few years ago.

We are happy to come in and take a look at your utility expenses again. We are confident that nobody is as thorough as we are. A bank had hired a "utility consultant" that had found nothing, nada, zero, zilch! Utility Savers showed them that they had nothing to lose by letting U$ take a look at it. We assume all of the risk. Within 3 months we had identified and implemented over $30,000 in refunds and over $100,000 savings!

Do we have to sign a contract?

Yes, we do. We have a very clear, large type, one page agreement that spells out our obligations and compensation. We cannot begin our work until we have our agreement signed by an authorized representative.

Unfortunately no. We expend all of our energies for our clients benefit. Remember, we assume the entire risk that we will identify savings and/or refunds for you.

  2. We may make your property more valuable. Increased net profits may relate to increased sales prices. If a sale is in your future, you owe it to yourselves and your investors to maximize profits now. While it does make sense now, it may make dollars for you later.
  3. There is no potential cost, only potential savings. We work on a contingency fee basis, so we only share a portion of your savings. If we are unable to help you save on your utility expenses, there is no cost to you.
  4. When we are done with our work, you will know that you have what you are paying for; you are using what you have; you are billed being legally and accurately; and that you are on the lowest rates for which you qualify.
